Apache Wells Realty MONTHLY NEWS LETTER – July 2021

PHOENIX IS NUMBER ONE IN THE U.S. FOR YEAR-OVER-YEAR HOME PRICE INCREASE
The S&P CoreLogic Case-Shiller U.S. National Home Price NSA Index, which covers all nine U.S. census divisions, reported a 13.2% annual gain in March 2021, up from 12.0% in the previous month.

Phoenix, San Diego, and Seattle reported the highest year-over-year gains among the 20 cities in March. Phoenix led the way with a 20.0% year-over-year price increase, followed by San Diego with a 19.1% increase and Seattle with a 18.3% increase. All 20 cities reported higher price increases in the year ending March 2021 versus the year ending February 2021.

“Housing prices continued to rise robustly in March 2021,” says Craig J. Lazzara, Managing Director and Global Head of Index Investment Strategy at S&P DJI. “The National Composite Index marked its tenth consecutive month of accelerating prices with a 13.2% gain from year-ago levels, up from 12.0% in February.”

“More than 30 years of S&P CoreLogic Case-Shiller data put these results into historical context. The National Composite’s 13.2% gain was last exceeded more than 15 years ago in December 2005, and lies very comfortably in the top decile of historical performance.

The data is consistent with the hypothesis that COVID has encouraged potential buyers to move from urban apartments to suburban homes. This demand may represent buyers who accelerated purchases that would have happened anyway over the next several years. Alternatively, there may have been a secular change in preferences, leading to a permanent shift in the demand curve for housing. More time and data will be required to analyze this question.

Phoenix’s 20.0% increase led all cities for the 22nd consecutive month, with San Diego (+19.1%) and Seattle (+18.3%) close behind. Although prices were strongest in the West (+15.1%) and Southwest (+14.8%), every region logged double-digit gains.

Every year on February 14th, millions of people celebrate the holiday known as Valentine’s Day.

This looks like a lot of different things in many households, but one thing is sure; there is usually lots of hearts, lots of candy, perhaps some flowers , and lots of cards!

Valentine’s day wasn’t always so heart-candy-flower filled. In fact, the origin of it is actually a little heart-breaking to be honest!

It’s true that Valentine’s Day is a favorite for many Americans when it comes to holiday celebrations, but if you look at how it all started; it might be a little down-in-the dumps for you!

Let’s start at the beginning. The origins of Valentine’s Day can be found in Ancient Roman Times. Romans celebrated with a festival called “Lupercalia”. Many years later, the Christian church chose mid-February to celebrate a day called “St. Valentine’s Day”.

Because the Roman festival Lupercalia was held about the same time, the Church chose this time to try and persuade those party-goers at the Lupercalia festival to come to the church celebration instead.

Okay, so it was a party? What’s the big deal? There are lots of parties.

Well, we have to first look at who Saint Valentine was. In all honesty, there is not a lot known about the guy. In fact, there were possibly three different men named Saint Valentine in Church history.

One of these men was a priest who defied an emperor named Cladius who had banned marriage. Saint Valentine continued to marry couples against the emperor’s order. Ultimately earning Saint Valentine the death penalty!

In the late 400’s a pope named Pope Gelasius decided that Saint Valentine needed to be honored because he felt Valentine had acted bravely. The pope declared February 14th as “Valentine’s Day” in memory of Saint Valentine.

Cut Back on Clutter

Make a resolution to make purging part of your list of home to-dos. Find a time period that works for you. Whether its every month or every year and vow to cycle through the things in you home and purge it of unnecessary things. If it isn’t useful, loved. Or needed by you and your family; then donate it, sell it, or (if there are no other viable options) throw it away. Too much clutter makes a house seem dirty and bare, according to experts.  So, give it a breath of fresh air by clearing counters, emptying drawers, and reducing excess. The next step is to mindfully and carefully choose what you bring in to your home and makes sure it has value and a place in your home to avoid the constant cycle of accumulating more and more.

Reorganize and Optimize Your Home Space

Play around with the furniture in each room. Rearrange it and give the space a fresh look with a few simple changes. Optimize the space you have and create a comfortable, inviting, and open space that works well both in form and function no matter what room of the house you are working in. You will be amazed at how just a few minor adjustments in a room can make a major improvement to the look and feel of you home. You can reassign items to where they make more sense and where they best fit. You might find a piece of furniture that you have in a one room works better in another. Be flexible and explore your options and do not forget to have fun with it!

Reduce Your Energy Use

Did you know it is the little things we do every single day that add up to create big energy savings in your home. So, what can you and your family do? Here are some simple yet effective ideas for minimizing your energy use, and as a bonus, you will be saving money too!

  • Turn out the lights when you leave a room.
  • Dial down your thermostat.
  • Change out your fluorescent lightbulbs and replace them with LEDs.
  • Replace your shower heads with low flow heads.
  • Use a clothesline instead of the dryer.
  • Wash dishes by hand rather than using the dishwasher.
  • Make sure you have full loads before using the washing machine or dishwasher.
  • Turn off your electronics and power strips when not in use.
  • Water your yard less.
  • Compost your kitchen scraps.
